Selling Tips:
 

  1. Clean the house, if time is a problem you may want to get a cleaning crew
  2. Fix up the inside of the house by painting; it can be your best investment
  3. Make sure the plumbing and utilities works and that leaks are repaired.
  4. Fix up the outside of the house with some general lawn work make sure it is evenly cut, newly edged, well watered, and free of bad spots. 
  5. Again if the outside needs painting it is a good investment and really spruces up the appearance of a house, adding dollars to the value.
  6. Note any problems that you do not take care of and acknowledge them to potential buyers upfront.


It is suggested that you study the market and really understand what your house is worth, or get the opinion of two or three agents to see what they suggest. Naturally everyone wants the most for their house but be realistic it will save you frustration later.

Buying tips:
 

  1. Get pre-approved for your mortgage. Don’t take a chance on finding the perfect home and then not be able to afford it.
  2. No matter how much you trust the people you’re dealing with, get everything in writing.
  3. Have the house inspected by a professional.
  4. Visit the home and area at different times of day/night if possible.
  5. Don't buy a house in a rush.
  6. If you are building a new home deal with a reputable and listed builder.
